Coastal and marsh-adjacent parcels — a large share of the town — fall under shoreland zoning and FEMA flood-zone rules, which can dictate elevation and construction method, not just approval. Confirm the flood zone before design.

Maine requires a written contract for home-construction or repair work over $3,000. The contract must include the contractor's name and address, the work and materials, the total price, a payment schedule, start and completion dates, a warranty statement, and notice of the state's contractor-dispute mediation program. Maine does not license general contractors, so verify insurance directly with the carrier.

Season and scheduling

Coastal exterior work concentrates from late April through October. Summer traffic and beach-season parking around Pine Point and Higgins Beach genuinely slow deliveries and crew access, which is why some contractors price shoulder-season work lower.
