Boston is one of the most expensive renovation markets in the country. Dense parcels, narrow streets, permit parking for dumpsters and deliveries, and a deep bench of union-scale trades all push labor above the Massachusetts average — often before a single material decision is made.
Our Haus isn't a contractor directory. We give you the local cost math, the permit reality, and the paperwork tools — the scope, the proposal comparison, and the vault your records live in.
Based on a 1,600 sq ft roof replacement scope, adjusted by the Massachusetts regional cost index and a Boston metro multiplier of 1.12×. A 10% contingency reserve is included. These are budgeting estimates, not quotes.

Much of the city's housing predates 1940: South End and Back Bay brownstones, Dorchester and Jamaica Plain triple-deckers, and Victorians in Roslindale and West Roxbury. Expect knob-and-tube remnants, balloon framing, plaster-and-lath walls, cast-iron waste stacks, and lead paint in anything built before 1978 — all of which add scope that a per-square-foot average never captures.

Long-form building permits are required for structural work, additions, and most layout changes; short-form permits cover like-for-like interior work. Electrical and plumbing permits are pulled separately by the licensed trade. Landmark districts (Back Bay, Beacon Hill, South End, Bay Village, Mission Hill Triangle) add a Boston Landmarks Commission or district-commission review before exterior work, which routinely adds weeks to the front of a schedule.
Massachusetts requires a written contract for residential work over $1,000, and the contractor must be registered under the Home Improvement Contractor (HIC) program. The contract must state the total price, a payment schedule, start and completion dates, and the contractor's HIC registration number. Deposits are capped at one third of the total price (or the cost of special-order materials, whichever is greater).
Exterior work concentrates between April and November. Roofing shingles need surface temperatures above roughly 40°F to seal properly, so late-fall installs often run a hand-sealing step. Foundation and excavation work slows once the ground freezes, and spring is the busiest booking window — quotes issued in January are usually cheaper than the same scope quoted in May.
Typical duration: 1–4 days on site for a typical single-family.
Measurement, deck assessment, and a written scope. Insurance claims add an adjuster visit.
Most municipalities require a roofing permit for a full strip-and-replace.
Shingles are loaded onto the roof or staged in the driveway; site protection goes down.
Old roofing comes off in sections so nothing is left open overnight. Bad sheathing is replaced.
Ice-and-water, underlayment, drip edge, flashing, shingles, ridge.
Magnetic sweep for nails, debris removal, and a final walk with photos of flashing details.
A roof replacement in New England is as much about ice and water management as it is about shingles. The shingle line item is the easy part to compare between bids; the underlayment, ice-and-water coverage, flashing, and ventilation details are where bids actually differ.
Full checklist: what should be in a contractor's estimate.
We don't keep a contractor directory, and we won't pretend to. The dependable process is to gather two or three referrals locally, check the Massachusetts registration or license rules above, confirm general liability and workers' compensation directly with each carrier, then compare the written proposals side by side against the ranges on this page.

Run it through the quote range checker. We compare it against the Massachusetts cost index, flag line items that look high, and review the contract against Massachusetts home-improvement rules.
Check my quoteCompare the underlayment and flashing lines, not the shingle brand. Ice-and-water coverage, whether step flashing is new or reused, the sheathing unit price, and the ventilation plan explain most of the spread.
It can be done when a roof is failing, but asphalt shingles need warm surfaces to seal. Cold-weather installs generally require hand-sealing tabs and cost more. Schedule April through November when you have the choice.
