Additions require a building permit and zoning review, and much of the peninsula falls inside historic districts where exterior changes and additions go through Historic Preservation Board review first. Shoreland-zoning rules apply near the water and can restrict footprint expansion outright — confirm this before designing an addition.
Maine requires a written contract for home-construction or repair work over $3,000.
